DETAILED plans have been published for the first part of Taunton’s western extension – including part of a new spine road through the site.

Taunton Deane Borough Council granted outline permission in April 2018 for 2,000 homes, along with employment space, a new primary school and a park and ride facility.

The homes will be built by Taylor Wimpey, Bovis Homes and Summerfield Developments on agricultural land between the A38 Wellington Road, through Rumwell, and Honiton Road through Trull.

The developers began “enabling works” near the A38 before Christmas, with a view to starting construction on a new roundabout leading into the site in early-2020.

Now Taylor Wimpey has submitted plans for 70 homes around the first short section of the spine road which will run through the entire development site.

The site for the Comeytrowe urban extension is split into two parts – the western neighbourhood (between the A38 and the proposed new primary school) and the eastern neighbourhood (between the school and Honiton Road).

The first phase of the western neighbourhood has been split into separate parcels of land, which will be brought forward as individual applications as the infrastructure is built out.

A spokesman for the Barton Willmore Partnership (which represents the developers) said: “Development will commence with the construction of the A38 roundabout and associated park and bus facility in the western neighbourhood.

“Following this, strategic infrastructure will be delivered for the western neighbourhood, which will include the delivery of approximately half the spine road (to provide access to a serviced site for the primary school, east of the Galmington Stream).

“As the infrastructure works progress eastward, initial residential phases will commence on land closest to the A38 access.”

The 70 homes put forward by Taylor Wimpey will be built just east of the new park and ride facility, and will all be two storeys in height.

Only 17.5 per cent of the new homes – the equivalent of 12 properties – will be affordable, with a 60:40 split between affordable rent and shared ownership.

Somerset West and Taunton Council is currently considering a separate application on the “strategic infrastructure” for the whole extension site – including the route which the spine road will take.

A final decision is expected on both sets of plans by April 27.
