Bradford Mill is situated approximately 1 mile from Witheridge. The village itself is just off main holiday routes yet has easy access to national roads and rail networks via the M5 motorway at Junction 27, where there is also access to an intercity railway service at Tiverton Parkway Station. Witheridge, with its Saxon square and fine parish church, offers a good range of amenities, including chapel, village hall, primary school, health centre, veterinary practice, public house, village shop/post office and separate newsagents. Nearby Nomansland has the well known Mount Pleasant Inn.

The market towns of Tiverton and South Molton are equidistant, about eleven miles, and provide a comprehensive range of shopping and recreational facilities alongside both public and state schooling. The cathedral and university city of Exeter is about twenty miles distant and has all the amenities and facilities associated with a major regional centre.

Bradford Mill is a detached Devon longhouse which dates from the16th century and boasts many fine period features. The property is mainly constructed of stone, much of it rendered, with a slate and clay pantile roof. The property has many period features including exposed beams, deep window sills, original doors and inglenook fireplaces. The house also benefits from double glazing.

The spacious accommodation offers a tiled entrance hall, leading to a dual-aspect kitchen/breakfast room which includes an extensive and useful range of units. The kitchen also boasts an adjoining pantry, an oil-fired Stanley cooker and a Belfast sink. The sitting room has a large feature stone fireplace with the original bread oven, an inset woodburner and an oak lintel. The downstairs accommodation is completed by a utility room, WC and a study, along with a second kitchen/breakfast room,

drawing room and bathroom. This part of the property could be easily separated to create a self-contained annexe with separate staircase to bedroom 5.

Upstairs, the triple-aspect master bedroom with exposed beams provides fitted wardrobes and an en-suite shower room. There are three further double bedrooms and a family bathroom.

At the rear of the property there is a decked area and a hot tub. The lawned gardens lead from the private gravel

driveway to the edge of the Little Dart River, where a timber pedestrian bridge leads to a well-planted orchard. Further bridges lead to the garden area which fronts the river and is planted with a number of mature shrubs and trees. A large enclosed pond with an island adjoins the gardens and has been sympathetically planted with wild flowers.

There is also a timber stable block comprising two loose boxes and a tack room which benefits from mains water and power, with a concrete yard area to the front. There is also an open-fronted hay store and barn which gives access to the paddock.
