A charming four bedroom detached Victorian former water mill set in 1.73 acres of delightful gardens and grounds including a large outbuilding and pond.

The Old Mill was converted some years ago from a late Victorian Water Mill and is traditionally built of local flint stone, with brick dressings under a slated roof. There is thought to have been a mill on this site since the 14th Century and much of the Victorian mill equipment remains intact and provides wonderful features.

Arranged over three floors, the property offers particularly spacious and flexible accommodation including a conservatory, good sized kitchen / breakfast room with an Aga and the original mill wheel and a staircase leading up to the dining room / sitting room. There is a good sized utility room, ground floor shower room, an attractive sitting room with wood burning stove and a study also with a wood burning stove overlooking the front garden and mill pond. On the first floor there are three double bedrooms and a well-fitted family bathroom. Separate steps lead down to the dining room / sitting room which features the original grinding stones. A staircase leads up to the second floor bedroom, which features a stunning vaulted ceiling and views across the gardens.

The Old Mill is situated just on the edge of the old established small village of Dunkeswell which has a pretty parish church and there is a shop as well as several other amenities in the nearby 'new' village. Dunkeswell is located in the area of the Blackdown Hills, which is designated an Area of Outstanding Natural Beauty with rolling countryside and typical Devon patchwork fields. The busy market town of Honiton lies about 5 miles to the south, which serves a large rural community and particularly well-known as an antique and book centre as well as having most of the usual multiples such as Smiths, Boots, Tesco and a variety of shops, restaurants, schools, sports centre/ swimming pool, golf club and main line rail link to London (Waterloo). Honiton has excellent communication facilities with a dual carriageway to the Cathedral City of Exeter, the county town, some 22 miles to the west. Exeter has excellent shopping and sporting facilities, theatres, art centre, main line rail link to London (Paddington) and a small international airport together with M5 access. The County Town of Taunton is approximately 16 miles to the north where direct access to the M5 can be gained, together with the express train to London (Paddington). The coast at Lyme Bay is about 14 miles to the south.

This wonderful home has some amazing outside space. Around the main house, there is the more formal garden area, with a variety of lawn, mature trees and shrubs, raised beds and of course those lovely views!

In front of the house is a gravel parking area and across the road is an incredibly useful barn, with secure garage parking and a large amount of storage. Inside the barn makes a fabulous workshop and includes power and water.

Behind here, there are the main grounds and the large mill pond. A truly wonderful area to enjoy, which attracts much wildlife. In all The Old Mill sits in about 1.73 acres.
