A beautiful home in a superb position with stunning views over its lovely grounds and beyond. The property provides spacious accommodation with 5/6 bedrooms and the potential for an annexe. There are superb outbuildings, productive pasture and an excellent lake. Up to 13.7 acres in total.

Samwel House occupies a most convenient location, being accessible to a wide range of amenities and yet in an un-spoilt setting between Tiverton and Cullompton, surrounded by the gently undulating countryside of Mid Devon. Cullompton is the nearest town and is well located for access to the M5 (Junction 28) and the nearby Tiverton Parkway Station, providing direct rail and mainline links to London Paddington. The motorway provides convenient access either northwards to Taunton and beyond or alternatively to Exeter and the remainder of the southwest peninsula.

The larger market town of Tiverton lies about five miles distant and provides an extensive range of commercial, recreational and educational facilities, including the renowned Blundells School, catering for all age groups. To the North, the Exmoor National Park with its extensive open spaces offers wonderful opportunities for outdoor recreation.

The property is approached along a very pretty tree lined driveway with grass verges and post and rail fencing. It is shared with three other very attractive properties, Wells Park, Woodcockswell and Millstone Cottage, but all retain their own privacy. From the main driveway, a private drive with attractive wrought iron gates leads around the garden, overlooking the land.

The property is beautiful, in a superb position with breathtaking views. It is attractive with rendered and colour-washed elevations and timber double glazed windows under a slate roof.

The accommodation of the property is spacious and extensive. On the ground floor there is a superb farmhouse kitchen with attractive units and navy-blue Aga, set back in a brick surround. There is ample space for a farmhouse table and leading off is an excellent conservatory, with further dining space.

At the center of the property is a staircase hallway with an attractive arch headed timber glazed front door and under-stairs cloakroom. The main reception space is light and airy with dual aspect and sliding double doors out to the patio and garden. It also includes a large brick fireplace with inset wood burner, and some attractive timber beams. Throughout the property there are good ceiling heights. There is also a snug sitting room, perfect as a TV room or a ground floor study.

The property is supported by some good service rooms. There is an inner hall with secondary stairs to first floor, beside which is the utility room, with sink and space for a washing machine and tumble drier, as well as chest freezers. It also has another cloakroom and back door.

On the first floor there are 5 good bedrooms, potentially 6. In the main part of the house there are 4 double bedrooms, including the master bedroom with en-suite bathroom and particularly good views out over the land. They all have vanity units. There is also a family bathroom.

Approached from the landing or from the secondary stairs is a further area that is currently used as a study, beside which is the 5th bedroom. This area has the potential to be used as the 6th bedroom by some basic adjustments or could be used as temporary overspill accommodation. This area also offers the potential to be used as an annexe with the use of the secondary staircase and utility.

Games Room/Barn

Adjacent to the property is a superb games room, currently housing a full-size snooker table but with plenty more space. The building is vaulted to the ceiling, however in part there is a mezzanine area, which provides more accommodation and offers some potential for alternative uses, perhaps working from home, overspill accommodation, an annexe or a holiday home, subject to the necessary consents.

The building is surrounded by decking that leads to the garden, creating a lovely dining area, and is very accessible directly from the property.

Garaging and Stables

Just off the driveway is a superb timber frame garage building in an L shape with stables. There are 2 garages with up and over doors, and attached to the end of the garage with wrought iron railings is a dog run with an integral kennel within the garage. To the rear is also a useful workshop. There are 3 stables.

Attached to the end of the house is the woodshed, with plenty of space for logs etc., as well as a place to keep recycling bins etc.

To the front of the property is a large expanse of lawn, which is bordered by the driveway and an attractive brick wall against the spacious brick paved patio area. It is

surrounded by attractive specimen trees and flower beds. Below the garden is a pretty meadow, beside which is the productive orchard with various fruit trees. Beyond here is the large pasture field, and at the bottom of the land is the attractive, well-maintained and set out lake with bulrushes and other aquatic plants, surrounded by attractive broadleaf trees. The lake has two islands, three fishing pontoons, a beach and is well stocked with mirror carp. There is also a hide with power, perfect for storage or watching the wildlife.

The land provides enough grazing for keeping animals, perhaps a small amount of farming. Approximately 13.7 acres in total.
