A beautifully presented Beer Stone house in the heart of the village of Branscombe with stunning garden & studio. 4 Bedrooms. Easy short walk to the beach

Castle Hill Cottage is situated in the picturesque village of Branscombe, about half a mile from the glorious wide pebble beach. Branscombe is nestled within East Devon's glorious Area of Outstanding Natural Beauty and is located on the World Heritage Jurassic Coastline, well known for its walks, high cliffs and dramatic scenery. The village benefits from two public houses, a pretty parish church and primary school. Branscombe is also within easy reach of the renowned Colyton Grammar School.

The market town of Honiton is 10 miles away and has an extensive range of shops, schools and sporting facilities as well as a mainline train station on the Exeter to London Waterloo line. The city of Exeter also provides a wide range of shops and facilities as well as access to the M5 and an international airport.

Castle Hill Cottage is a detached period residence enjoying south easterly views over the village to the fields beyond. The property is built of local Beer Stone and is thought to date back to the early-mid 19th century when it formed three cottages. In the early part of the 20th century, the cottages were converted into one house. Fascinatingly, it has not been on the open market since 1896, when the three cottages were sold at auction in The Masons Arms and purchased by the owner of the popular public house.

Castle Hill Cottage is not listed but sits within a Conservation Area and has been meticulously restored, improved and creatively extended under the current vendors lengthy ownership. Whilst retaining a wealth of character features, including the stone fireplace with wood burner and three window seats in the sitting room, the windows have been replaced with handmade wooden double glazed units, refitting the kitchen/ dining room and most noticeably the extension creating extra accommodation on two levels, currently used as a large bedroom with mezzanine and en-suite shower room. The first floor consists of three bedrooms and a large family bathroom. The principal bedroom has access through to the family bathroom.

With a south easterly aspect, the property has a pedestrian right of way from the lane which leads through a wooden gate to a large paved terrace. A path leads down through the garden, which is predominantly laid to lawn, and continues to the bottom where there is a raised deck area for catching the last of the evening sunshine, the kitchen garden and some useful timber sheds. There is a second sheltered terrace and a range of Espalier fruit trees, as well as an old apple tree.

Mains electricity, water and drainage. Oil-fired central heating.

With The Masons Arms on your right hand side, bear left up the hill and the property will be found backing onto the lane on your left.

Classic Cottages have completed a review of the property with estimated gross figures approaching £35,000 per annum. Further information from the agents.
