A row of garages is to be knocked down and two bungalows built in its place next to retirement housing in Helston.
The 11 garages are at the back of Rose Cottage, next to The Clies in Meneage Street.
They take up half the site, with the other half a tarmac driveway and turning area.
Documents accompanying the plans state: "The garages are small by modern standard and their internal area is approximately the same as an open 2.4 x 4.8m parking bay. As room to get in and out of a modern car within the garage is very restricted they are not suitable for parking cars that are in regular use.
"Currently only one of the garages is used for car parking; the other ten are empty or used for general storage."
Cornwall Council has now given Derek Bowden conditional approval to demolish the garages and on the land build a pair of two-bedroomed bungalows. They will be accompanied by three open parking spaces.
One of the conditions is that before either bungalow is used, parking spaces must be laid out and the areas not obstructed or used for any other purpose afterwards.
