WHAT DO THE CURRENT OWNERS THINK?

The Look Out is south facing in an elevated position with breath taking views. We've been told by our neighbours that we have the best views in Port Navas, which is an Area of Outstanding Natural Beauty and a Special Area of Conservation.

The Yacht Club is just a five minute walk and does great food. There is always something on at the Village Hall, be it an art class or exhibition. We're lucky to have so much within a short drive, with Constantine offering a good range of facilities including shops, church, Doctors, pub, primary school and the Tolmen Centre where they show movies, hold concerts and once a month have a farmers market.

Nearby is the National Trust Trebah Gardens where there is plenty to do for all the family, Golf courses at Buddock and Falmouth and just a short drive to beautiful beaches at Maenporth, Durgan, Swanpool and Falmouth.

WHAT IS THE PROPERTY LIKE?

Entering through the South facing Amdega Conservatory, the light and space set the tone for the rest of this superior waterside home. Double doors open to a vast entrance hall that merges into the dining area with beautiful views to the water.

Further double doors create a sense of space entering into a generous living room with a central wood burner and two large windows to the front offering creek views and south facing light.

The kitchen is the heart of the home and has been completely renovated by the current owners, retaining a charming royal blue AGA.

A wonderful balance of classic and contemporary styles has been achieved, epitomised by Shaker style cabinetry, floor and wall units, an oak worktop for the central island with a polished stone worktop for the other units, complimented by a deep red glazed splash back.

The partial dropped ceiling with LED up lights creates a warm feel whilst offering practical lighting for the kitchen, balanced by conventional spotlights.

There is substantial storage and worktop space and a generous central island/breakfast bar, integrated oven and dishwasher and a very useful walk in larder and further utility room to the rear. Planning allows for an atrium style roof light if you so wished.

The ground floor offers ample versatile accommodation allowing for four bedrooms, two of which have front facing creek views and one en-suite with additional family bathroom and separate w/c. Style exudes throughout and is particularly evident in the bathroom fixtures and fittings.

The master bedroom with en-suite bathroom dominates the entire first floor and commands the most incredible further elevated views of the immediate gardens and of the popular sailing waters of the Helford River beyond.

A recently improved balcony provides utter tranquillity and the perfect position to sit and enjoy the views at the start of each new day.

The stylish dual aspect en-suite is well equipped with a double shower, his and hers sinks and fully tiled floor and walls. Beyond is a fantastic dressing room with a generous arrangement of built in storage and dressing/make-up station area overlooking the creek.

A useful study to the other end would also work well as a dressing/wardrobe area if a room with more head height is required.

A private tarmacked drive meanders up through the immaculately landscaped garden to a spacious parking area and integral double garage with 'gardener's toilet'.

The front offers a variety of lawned areas amongst beautifully stocked borders and flower beds with mature hedging boundaries providing privacy to this generous plot. A raised south facing terrace is an idyllic spot to entertain overlooking the creek.

To the rear is a stepped garden, perfect for a veg patch, green house and shed. A carport adjoins the workshop/boat store with a useful chain winch.

The property benefits from a right of access down a pedestrian path to a creekside quay.
