Pre-application advice is being sought from Cornwall Council on a proposal which could see student accommodation built on land at Lower Treliever Farm in Penryn.

The council’s "in-principle acceptance" is sought in respect of the proposed use of the site, which measures about 3.7 hectares, for student accommodation. The site is located to the north of Falmouth University, on the northern side of Treliever Road and extends up to Packsaddle Lane and then includes a portion of land to the south of, and including the farmhouse and agricultural buildings, at Lower Treliever Farm. The land is currently agricultural in nature and is being used as such.

Montagu Town Planning Limited, representing site owners, Ms C Taylor and Mr J Chellew, have said: "The site comprises of two parcels of land which are both identified in the draft Cornwall Council Site Allocations Development Plan Document (DPD) for future residential development.

"The entire site is identified in the draft DPD as Policy FPM4, and recommends that that the allocated use comprise of a mixed use development which should include supporting uses within the allocation at Treliever.

"The draft DPD recognises the ambitions of the university to expand and the subsequent benefits of doing so. So as to ensure that the anticipated growth in student accommodation does not adversely affect the existing housing stock the draft DPD proposes the strategic delivery of new managed student accommodation on site and adjacent to the existing Penryn Campus. The draft DPD identifies three sites, which could accommodate this managed growth."

They add: "As required in paragraph 58 of the framework (National Planning Policy Framework) the proposed development will add to the overall quality of the area for the lifetime of the development; create attractive

and comfortable places to live; optimise the potential of the site; respond to local character and reflect the local surroundings; use materials through innovative design and be visually attractive through good architecture and landscaping.

"Within the Falmouth and Penryn area, student numbers are undoubtedly on the increase due to the expansion of the university. The Local Plan strategy aims to commensurately match this increase with the provision of bed spaces within purpose built student accommodation, which could be developed through the provision of

student accommodation on this site."
