THE development of a massive superstore in Bridgwater is still to get off the ground – a year after the project was given the green light.

This time last year Sedgemoor planners granted planning permission for Tesco’s Northgate store, which at the time was aiming to open this summer.

But this week a spokesman for Sedgemoor District Council said the terms of a legal agreement called a section 106 – which covers community contributions from developers – were “still being negotiated”.

Bridgwater councillor Ian Tucker said he has been asking Sedgemoor District Council about the terms of the 106 agreement.

He told the Mercury: “One of the main things SDC said people would benefit from was free car parking at the new development for three hours but when I looked at the agreement Tesco said it ‘may’ include this.

“It’s this sort of thing that we’re trying to get straight.”

The project has proved controversial among residents and around 50 members of the public crammed into the meeting last February which saw permission granted following two and a half hours of debate.

Councillor Brian Smedley, who has long opposed the development, told the Mercury: “Tesco seems to be going through a global shake-up and they’re putting more emphasis on their smaller Tesco local stores.

“We planted daffodils a year ago on the Brewery Field to show the boundary of the Tesco development and they have just come up now.

“Our hope is that they continue to grow there in Tesco’s place.”

The store would create 260 jobs, and another eight commercial units, to be built around where the Splash used to be, would create a further 120 jobs.

Joint landowners Somerset County Council and Sedgemoor District Council will receive around £11million from Tesco.

A Tesco spokesman said: “We are continuing discussions with the council and will keep the community updated.”

According to the national press Tesco's are having a rough time at the moment.Christmas was not as good as they had hoped it would be for them and they have a second moratorium on building large stores.I wonder if there will be a dividend warning, if there has not already been one.

All this speculation, Those who opposed this Development, would love to see it not built, they know they lost the Fight, now all they are doing is stirring. We are in a recession still, Tesco's are having to re-evaluate their Trading Position, their Overseas Expansions, have not yielded the expected returns, so of course they are not going to recklessly jump into building this New Store.
They have Min 3- 5 Years from the Planning Consent to Build, we will need the New Store, when another 25.000 workers associated from not only EDF
Hinkley C, but other Companies that have Come to our Town to Trade .
The Bridgwater Forward Group and Cllr Smedley, could better be Focussed on the Bridgwater By- Pass Campaign, E petition that I launched, as I hear non of them being Concerned about our Gridlocked Highways now and in the future, when construction starts on the Largest Project in Europe, Hinkly C.

Justifying the Benefits, to having another Player, in Town to Challenge the other Retailers, giving us the residents more choice....AND WON !!!!!

Oh dear old Owly you have got yourself in a pickle. Yes the Dunball to Cannington bypass is essential to maintasin traffic flow in and around Bridgwater but you then contradict yourself by supporting a development that will bring total gridlock to the Northgate area for heavens sake old bird how are you going to get in and out of your lodge meetings? It is clear that most of the objectors take a view that Bridgwater has more than enough supermarkets without another being built and mayeb just maybe the market pressure, as you so eloquently describe, on Tesco may actually make them reach the same conclusion. Hand on heart are you confident that this development is actually going to go ahead?

Bridgwater, is due to have another 25 thousand people working , living and Commuting, into and out of our Town,with the EDF Hinkley C Build Project, and all the Other Expansion Projects, that have been Attracted to our Town over the Recent Years. I do not need to Name the Businesses, as if you travel around the Town, it is clear to see.
You talk of Tesco's should be On a Out of Town Site !!!!! Well there's a Contradition, ??? So, you do not mind actually the Company Coming to Briidgwater Again, just not on Northgate Site !!!!!!
When, will you realise, after 2 years of Offering Northgate, as A Development
Site, to the European Market, as a Potential Development Location, as One has to Legally Offer, to the Open Market........ After final, grading of Possible Workable, Fundable Projects, Tesco's were the Only Interested Party. The Site, of Northgate, was and is Joint Owned By 60% SDC - 40% SCC., who also wanted to Re- Locate their Enterprise Services from Northgate......

You do not have a Pop @ Cllr Call me "Brian" for his Getting West Quay Rd Closed from the Lower Castle St - Bridgwater Town Bridge, and that traffic NOW redirected through the Car Park along the River out onto the Traffic Lights @ Northgate, which now adds an even greater Traffic Burden onto Northgate, which SCC Highways, stated @ the Time of the Tesco's Application, would just Cope in their Opinion, with The Superstore access and Egress.
The Castle St Traffic was before Able to go Down to Eastover or around by the Library to St Mary St........that's Now not an Option, any more!!!! No Channel all the Traffic onto an already Over used Northgate......
You ask me If, I care about Bridgwater, to Bloody Right I Do !!! . But, one has to understand, as to what can be achieved in A Market Town, of our Size, I belief that We As A Town, fight well above Our Weight, in how we Attract, investment, and Jobs to come to us, instead of Taunton, Weston, or Wellington. Open your EyEs look around you. !!!!!! We as A District Council, have made Sound, difficult, decisions, whilst I was an Elected SDC Councillor, in Difficult Economic Times.......Opposed by the Labour Group, !!! No Change There, but also More Important, NO Alternative Costed Projects Coming from Them. ?????????
Oh, of course they now, want to develop Eastover, Now, I wonder, where they are to find someone with £30-45 Million to Buy up all the Individually Owned Properties, at Full market Value, then Bulldoze, and Find a Developer, who is to re-Develop this Gateway to The Shopping Centre of our Town. Because Local Councillor, Smedley. Have in so far what I have gleaned, idea's of an Metal Archway @ the Cobblestones " Welcome To Eastover " that's £5 -10 k
Now, other Plans are, pedestrianisation, that's great, Stop Cars !!!!!! That's a great way to encourage visitors to an area....... Ask anyone, in Bridgwater, as to what Benefit the "Ropewalk Trail " Benefits our Town. Now they are Proposing, Grandeous similar Schemes for Eastover...... Have They been to Open Market, and got Injection of Interest, and Potential Money, from Developers, who are to come into Town and Spend Their Money, in Re-Locating to Eastover Premises.
The All Singing All Dancing, So -Called, what We Waited 5 years + for Eastover New Post Office, !!!!!!! It is a Disgrace, even the Staff, are not Happy, as a user, I am Appaulled, they are not allowed Heating, shelving to put their products on......That's the Best, that Can Be Achieved !!!!!!???????
