THE OWNER'S WORDS

Living in Downderry for over 20 years has been an amazing experience. A wonderful village community spirit there is something for everyone to join in with, old and young. Being able to bring up two children in a very safe environment where they can enjoy the freedom to develop without worry has been wonderful. Being so close to the sea we've enjoyed long beach walks and numerous water sports over the years. Living here is a lifestyle only some can dream of.

PROPERTY

A beautifully presented character cottage, occupying a convenient location in the heart of Downderry and approximately 180 yards from the beach. Lovingly restored by our clients the cottage is reputed to be one of the oldest properties in the village being built circa 1750 and affords a wonderful blend of period features and modern touches, including exposed timber beams, feature granite fireplace and slate floors. The position of The Cottage is extremely noteworthy as it provides level access to a range of amenities the village offers as well as a very short walk to the beach.

A conservatory serves as an entrance to the property with a door opening into the formal entrance hall. The high quality finish throughout the property first becomes apparent with a wealth of beautiful wooden doors and exposed beams. From the entrance hall there is a utility room with a wash basin and WC, as well as a floor standing oil fired boiler, plumbing for washing machine and tumble dryer and a fridge. Proceeding from the entrance hall a separate door opens into the living room, which affords solid slate flooring and generous natural light from two front aspect sash windows also affording sea views. Your attention is drawn to the feature fireplace, complimented with granite surround, hearth, timber mantle above and a solid fuel burning fire. Double doors open into the dining room again comprising two front aspect sash windows which fill the room with light and stairs rising to serve the first floor. From the dining room a door opens into the kitchen, which has been sympathetically styled and finished with solid wood work tops, solid slate flooring, wall & base cabinets and ceiling down lights.

The first floor accommodation comprises three double bedrooms, each fitted with build in wardrobes and one bedroom provides an en-suite shower and wash basin. All three bedrooms have sea views from the front aspect windows and are finished perfectly with timber window seats. There is a family bathroom which has been beautifully finished in Travertine tiling and affords a large panel bath with shower above, wash hand basin and WC. As with the ground floor, there are exposed timber beams and wooden window sills providing a further balance of original features and modern finishes.

OUTSIDE

The cottage has low maintenance gardens to both elevations with a patio area to the front, a footpath leading to the side and rear of the property. There is an outbuilding which provides a good storage area/workshop but has the potential to be converted to an office if required. To the side elevation steps rise to serve the timber decked area, which provides views to the sea and the surrounding coast. The decking is flanked by mature shrubs and provides a good degree of privacy from the surrounding properties.

There is also a triple garage with parking a few yards further down Main Road which is available by separate negotiation.
