Originally designed as a detached 5 bedroom Gentlemen's residence, Stockleigh Lodge over the years has been remodelled to suit the needs of the owners of that time, leading to its current use as a family home and successful guest house. Many of these alterations could easily be reversed to return the property to its original design and provide a beautiful family home with spacious reception and bedroom suites alike or continued in the current layout as a successful business.

The whole is set within approximately 4.4 acres of mature formal gardens and paddocks with extensive stable yard.

Recently the present owners have only been offering bed and breakfast facility but is fully equipped for future owners to offer evening meals as well. An enviable reputation has been established receiving numerous repeat bookings, many becoming great friends over the years. The aim has been to provide accommodation that's relaxed, informal and a home from home for the guests, hence the great success.

The Location

Located as it is on the edge of the village of Exford, this fine home is ideal for those seeking substantial accommodation in a private but not isolated edge of village setting all within a short walk of local schooling, shops and other amenities. For those keen on country sporting activities, this is located in, what is in our opinion, one of the finest walking and riding areas in the country, the heart of Exmoor. The Exmoor National Park is one of the smallest (265 square miles) but also perhaps one of the most attractive National Parks, offering as it does, such a variety of scenery, from high heather clad moorland, deep wooded river valleys, quaint moorland villages and of course, some breathtaking coastline straddling the West Somerset and North Devon coast including some of the highest marine cliffs in England. For those however, wishing to keep in touch with the hustle and bustle of the outside world the County town of Taunton is to the East from which there is direct access to the motorway and rail network. We are sure that Mike and Myra and the family will be sad to leave this superb property, certainly they have all felt that they have always lived here. We hope the new owners, whoever they may be, will be as happy as the Ellicott's have been.

Outside The property is located towards the outskirts of this attractive and highly sought after moorland village. Stockleigh Lodge is approached via part shared private drive with brick pillars, wrought iron gates leading into extensive shingled turning and parking area for a large number of vehicles. This area is surrounded on two boundaries by herbaceous borders with thick screen laurel hedge to the Northern boundary. The gardens are predominantly located to the rear of the property and incorporate a mature terraced garden from which there is access into the basement boiler room, side entrance lobby, dining room and sitting room. A covered terrace immediately to the rear of the property leads with steps down to a further lawned terrace which has steps leading down to a lower lawned garden with a central ornamental flowering border and ornamental pond. The property is particularly well screened by a wide variety of mature trees.

* To the Eastern and Northern boundary are two home paddocks with post and rail fencing. Adjoining the northern paddock is a Field shelter/Stable with Wood Store at side, to the rear is a Garden Implement Shed and to the side and rear of which is a vegetable garden with an aluminium framed and glazed Greenhouse. There is a third turn out paddock with a five barred gate to the side of the house. There is a further 1.34 acre (approx) paddock through a five barred gate at the entrance into Stockleigh Lodge. The Stable Yard which is both a particular feature of the house and the business, if so required, is set immediately to the front of the property with a spur from the main drive, there is also pedestrian access from the main hardstanding and turning area. At present the stable yard provides a main block of newly built 8 Timber framed and panelled stables under a corrugated fibre cement roof and attached behind the stables there is a Haybarn.

* To the side of which is a parking and turning area for boxes, the yard itself being surrounded to the front and side elevation by post and rail fencing, water, power and lighting is connected.
